Aaron: Hello. My name is Aaron Spears and I am the HVAC service manager for ABC Home and Commercial Services.

Aaron: I wanted to take a quick minute to educate you on our Biannual HVAC Advantage maintenance plan.

Aaron: Your HVAC equipment needs to have routine maintenance performed to make sure that it’s operating efficiently and continues operating properly long after the warranty expires. Here are several of the things that we do when we come out to perform your maintenance.

Aaron (voice over scene of a technician changing out a filter): We will check your filter and we will replace it if you have one available. Keeping a clean filter keeps your indoor equipment and ductwork clean. 

Aaron (voice over scene of a technician blowing out drain lines): We blow out the HVAC drain lines to keep the system from overflowing water into the home. If you do not have a vent and ball valve installed into your drain line, we will install one as part of the maintenance plan, 

Aaron (voice over scene of a technician washing outdoor coil): we wash the outdoor coil. Keeping a clean outdoor coil ensures that the system is running at full capacity with the lowest electrical usage.

We will inspect the ductwork and connections to ensure that the system is sealed and achieving proper static pressure. 

Aaron (voice over scene of a technician inspecting electrical components): 

We will inspect the electrical connections and the electrical components to make sure they’re holding their proper ratings. 

Aaron (voice over scene of a technician checking refrigerant pressures): 

We will check the refrigerant pressures and temperatures to make sure that the system is operating at maximum capacity.

We will measure the air temperatures to make sure that the system is performing with the proper temperature split between the return and the supply air. 

Aaron (voice over scene of a technician checking heat pump): 

On homes that have heat pumps, we will check the operation of the reversing valve and the operation of the defrost cycle.

We check the operation of the auxiliary heat strips. 

Aaron (voice over scene of a technician checking flame sensor): 

On homes that have gas heat, we pull and clean the flame sensor to keep the system from short cycling.

We inspect all safety switches and we test the limit switch. 

Aaron (voice over scene of a technician checking the blower assembly and heat exchange for cracks):

We pull the blower assembly where possible and inspect the heat exchanger for cracks. Cracks in a heat exchanger allows for carbon monoxide to get into the systems airflow.

For your home safety, we want to make sure that this isn’t happening.

We check for proper gas pressure and we inspect the system. For carbon monoxide leaks and levels.

We also perform a combustion gas leak search.
